Hi everyone,
I would like to remind you of the importance of taking photos of any damage that has occurred to your home as a result of these storms. More photos than you think you need. It is also a good idea to keep ring camera footage!!

If you have a contractor coming to assist, make sure you instruct them to take before and after photos and obtain a copy of these photos for your records. If they are making emergency repairs to mitigate any damage, it is usually covered under your HO insurance policy for temporary repairs. Remember it is your duty to prevent any further damage from occuring.

Save any receipts! If any of your possessions have been damaged due to the storm, make a list and take photos asap.

I would also like to remind you to keep a copy of your insurance policy on hand so that you can be aware of what is covered and what is excluded.

I am a licensed public insurance adjuster who can represent and assist you (the homeowner) during a loss. I have a full understanding of what is needed and can assist with your duties after a loss (read your policy for this! Remember that your policy is a contract and that means you have responsibilies to uphold your end of the contract).

In the last 90 days I have recovered close to 170k (and counting) for homeowners to perform necessary repairs to their homes.

All of these claims were denied or serverly underpaid due to improper handling of a claim on the front end. This resulted in multi- month delays for a majority of these homeowners and I don't want the same to happen to you or a loved one.

Today I completed a claim for a non english speaking client who's insurance field inspector/ adjuster swore to me with the up most confidence that the back of their roof, that was leaking, had "absolutely zero damage". This was confirmed by the desk adjuster who was assigned to assist with this claim.

She stated that she "reviewed all of the inspector's photos and there wasn't any damage, and that if damage is now present that it must have happened after the inspection and would require a new claim be filed".

I kindly requested the inspection photos that they were basing their partial denial off of and was immediately able to identify damage from the photos that were sent to me.

In total, this inspection had 16 photos of the entire home. Barely a complete inspection if I'd say so... that or they purposefully withheld information..either way, the back slope in question had 3 total pictures. All of the photos were from one angle (the ridge) and the shadow of the inspector was blocking the storm damage.

I also learned that the homeowner was not home at the time of the inspection, and because there was "no mention" of the leaking, that would not be considered on this claim.

I asked if the insured' had been notified of their inspection, and she stated that per the notes "the field adjuster told the contractor to let the insured know". um? What?

After reviewing all of the details with her, she let out a very large sigh. She was frustrated and agreed that the roof needed to be fully approved based off of the proof I had provided. I can't even tell you how many objections she threw at me.

She wanted to relate to me "off the record" and told me that she doesn't understand how she's able to defend the field inspector's findings if they aren't accurate..?? uh? yea exactly... I agreed and let her know that this is very common, specifically with her company that I currently have 18 underpaid and partially denied claims I am assisting with.

I want to take a moment and express the importance of being present when the insurance company is inspecting your home. I also want to express the importance of having detailed and accurate information at the time you call in. You need to make sure you have an abundance of inspection photos, and you should always have a trusted contractor or PA with you at the time of the inspection.

If you aren't sure- please don't take a chance. You can delay this process for months all by not starting it off on the right foot.

Hire a professional that can guide you through this process and compile the evidence you need + submit it in a strategic way. This claim has been in limbo since October of 2023.

You should do yourself a huge favor and go back into your original homeowners insurance policy documents and see if this is how they pay you when you have damage to your roof. This is supposed to be a "replacement cost" policy.

Even if this roof is 100% totaled, they will only pay this policy holder 52% of the replacement cost based off of it's age. This homeowner had no idea that this was even a thing. He was not happy when he realized this. He also did not purchase building code coverage which adds another layer of nuance because his roof is not currently up to code.

This homeowner only had 6 months to file their hail claim.

They did not realize that their roof, siding, and gutters were damaged from the storms that passed last September until someone knocked on their door and offered a free inspection.

❗️They also did not look at their yearly renewal paperwork to see that the time constraint in their policy had changed.❗️

My piece of advice: review your policy time constraints, yearly renewals, and don't run the well-intentioned door to door roofer off! Especially after a storm!!!

Hey guys, I have realized that a lot of the members of our community have no idea what a public adjuster does and how they can help.

My intention is to spread awareness and offer some free advice.
But first, here's a scenario I want you to imagine-

You've been a loyal customer to your home insurance carrier for over 60 years and you file your first ever property claim with the full confidence that they will help you.
They come out, acknowledge some of the damage, and cut you a check on the spot to "cover" it. The kind adjuster tell you to contact them if you need anything else. You proceed to make some of the repairs needed and quickly realize that you don't have enough to cover the full scope of the loss- so you contact your carrier only to have no response back. You then receive a letter in the mail stating that if you do not full replace your roof, damaged siding, and barn that has been damaged- that you will be dropped by your carrier.

I think we can all agree that this is a very stressful, unfair and confusing scenario- right?

Unfortunately I run into some version of this scenario on a weekly basis, and that is why I have felt called to make this post.

A public insurance adjuster advocates for policy holders against their insurance carrier to ensure that qualifying* damaged property is full covered. We interpret your policy language, appraise the damages, and negotiate on your behalf to ensure that you are being paid fairly, promptly, and that your carrier is representing your policy language accurately.

In the scenario mentioned above, I was able to get a partially denied and underpaid claim turned into a fully approved pay out of 42 thousand dollars, and I prevented this loyal 82 year old homeowner from being dropped by their carrier within 5 days of the deadline.

This is the value that a public adjuster brings to the table.

My advice for anyone who is thinking about filing a property claim is to reach out to a public adjuster like me, who can review your policy language, assess the damage, and determine your coverage. A lot of us do free consultations and truly care about your wellbeing.

I also highly encourage all of you who own a home to MAKE SURE that you have the original copy** of your policy language and agreement. A lot of homeowners mistake their yearly insurance renewal declaration page as their policy- and this is not the case. When you are experiencing a loss it is vital to have your original policy. It can take weeks for you to retrieve a certified copy from an underwriter (your agent cannot provide this to you)- and that is not ideal in a scenario like a water or fire loss, where you need to understand your coverage- ASAP!

My last piece of advice is to ensure that you are very careful about what you explain to your insurance company after filing a loss. Unknowingly using certain words that are in your policy like (rot) can eliminate you from receiving coverage, even if the rot wasn't the cause of the loss.

I want to thank you for allowing me to take the time to express myself and I invite you to reach out to me with any questions about what it is I am talking about. No question is a stupid question and I genuinely care about this community and the hardworking people in it. I want to ensure that you getting every dime you are owed and not a penny less. I also want to take the stress of dealing with your insurance carrier away from you- so that you can focus on the rebuilding your life after a loss, and the things things that mean the most to you.

I am also looking to team up with contractors that handle insurance restoration work in the area. I am licensed in MD and WV at this time and will be working on PA and VA in the next few weeks.

These homeowners originally contacted me for an inspection on their roof. Upon completion of my inspection I was able to identify multiple areas of hail that impacted their gutter and siding.

I joined the homeowner for the adjuster meeting and the claim came back as denied. πŸ‘Ž

I did not give up though because I was confident in my findings! This is common!

After working closely with the homeowner we were able to turn this denial into a full siding approval.
